Please take this warning seriously. Le Parc luxury apartments in Santa Clara are not worth moving to.
There are a number of issues:
1). Extremely rude staff. The office manager is rude, dishonest, and difficult every time you deal with her.
2). You will be forced to pay THOUSANDS of dollars when you move out. Check out the other reviews here. These people have a very clear pattern of charging people for things that weren't broken or damaged. They do this because they can.
3). This is a corporate property. Think they care about you? They don't! I tried to talk with these people and come to an understanding of why they were charging me almost $2000 for a tiny tare in a carpet, and was pretty much told too bad, pay up or else. This is classic super rich abusing the rest of us for the benefit of stock holders.
4). The things that make this a "luxury" property are routinely closed. On many, many occasions the gym was locked with no explanation, the pool was closed, and there was rarely anyone in the office. Additionally, while the property is nice for a few months in the summer, it's a disaster during the winter. Tree branches often weighing over 100 lbs fall all around the property. At one point an ENTIRE TREE fell onto a building. Leaves are everywhere, everything gets muddy, and the gardner doesn't come nearly enough.
5). This property is right next to the city of San Jose. Take a look at that cities crime stats before moving in. In the year and a few months we lived at Le Parc, the general feel in the neighborhood around our apartment sure changed. There are a LOT of homeless people that go through the dumpsters, sit outside of nearby stores, and walk around the property. I wouldn't call this area crime ridden, but I wouldn't call it kid friendly either.
6) Aggressive dogs. Le Parc lets people with large and aggressive dogs move in. There were two residents with large Pit Bulls and an array of other large dogs. They call these apartments "pet friendly" - but I don't see how any smaller pet can be safe around such large and aggressive animals. Additionally, I rarely felt safe in the presence of such large dogs, one I saw more than once being walked off leash!
There are MUCH better places to live. Honestly, after dealing with the owners of Le Parc (Essex Property Trust) I'd encourage everyone to avoid any of their properties. These people seem to be concerned only with their bottom line, and not at all about their reputation or their residence.
